Zillow Premier Agent Goes 100% Preferred by Mid-2027. Now What?

Zillow put a date on the end of Premier Agent advertising as most agents have known it. In its third-quarter shareholder letter, published November 4, 2026, Zillow said it is "transitioning from our legacy advertising model (market-based pricing) to our Preferred advertising model," and that it expects 100% of connections to be serviced by Preferred partners in the first half of 2027. Two-thirds of buyer connections already went to Preferred agents in Q3, up from about one-third a year earlier. If you buy Premier Agent ads by zip code today and you aren't a Preferred partner, your Zillow buyer connections have, at most, about eight months left. If you are Preferred, the same letter tells you how much more Zillow expects to earn from you. Here's what changed, what's coming, and what to do before January.

TL;DR: Zillow told investors on November 4 that Preferred took two-thirds of buyer connections in Q3 and will take 100% in the first half of 2027. Upfront Premier Agent ads by zip are ending. Preferred earns Zillow 35% more per connection. Get your fee terms in writing and build a lead source Zillow can't reprice.

Is Zillow Ending Premier Agent Advertising?

Effectively, yes, for buyer connections. Zillow's Q3 2026 letter says it's moving from market-based pricing, the upfront Premier Agent ad model, to Preferred, where agents pay a fee only when a deal closes. Zillow expects Preferred to handle more than 75% of connections by year-end and 100% in the first half of 2027.

The Premier Agent brand may survive. The way most agents bought it won't. Under market-based pricing, you've paid Zillow up front for a share of buyer connections in your zip codes, and Zillow booked that money as the connections were delivered. Under Preferred, Zillow routes connections to agents it picks, and you pay a share of your commission when a transaction closes. The Close's June 2026 explainer on whether Zillow Preferred is worth the referral fee describes it as invite-only, with agents paying "a percentage of the full commission they expect to earn on their side of the transaction." The rate varies by market, price and connection timing. That shift moves the risk of a dead lead from Zillow's books to yours, and it moves the upside the other way. Our earlier look at what a Premier Agent closing really costs shows the old model's math for comparison.

What Happened on November 4

Zillow's Q3 numbers made the transition visible in its revenue lines. Residential revenue, the category that holds Premier Agent, fell 4% year over year to $419 million, from $435 million. Zillow blamed weak housing demand plus an estimated 600-basis-point headwind from moving connections to Preferred partners. In plain terms, the switch to pay-at-close took about six points off Residential growth in the quarter, because Zillow now waits for closings instead of billing up front. The letter also explains where some of that money reappears: buyers who stay on the platform past the agent connection can use Zillow Home Loans, so revenue shifts from Residential to Mortgages. Mortgages revenue rose 32% to $70 million. Traffic didn't help. Zillow's apps and sites averaged 215 million monthly unique users in Q3, down 3% year over year, and visits fell 5% to 2.3 billion. Fewer shoppers and fewer connections in the old model is a squeeze legacy advertisers will feel first.

What's Happening Now: Zillow Earns 35% More per Connection

The single most important sentence for your budget is this one: Preferred connections "convert to closed transactions at a higher rate and generate 35% more revenue per connection for Zillow than our legacy advertising model." Some of that 35% comes from Zillow Home Loans and other services, not only from agent fees. But a meaningful share comes out of commissions. To see the scale, use The Close's own illustration: a $12,000 commission at a 35% fee sends $4,200 to Zillow. Ten of those closings in a year is $42,000. That's a hypothetical, not a quoted rate, and your fee depends on your zip and price band. The point is that Preferred is priced against your income, not against a monthly ad budget you set. Zillow also wants the rest of your business. The letter says it's making Zillow Home Loans "a trusted lender for Preferred agent partners' entire book of business, not just for clients they connect with through Zillow." Buyers who use a Preferred agent and Zillow Home Loans transact at nearly twice the rate of those using a different lender, Zillow says.

Robin Take: When a vendor tells investors it earns 35% more per connection, read it as a price change. The money has to come from somewhere, and part of it comes from your side of the deal.

The rest of the letter reads like a list of reasons to stay inside Zillow's software. Follow Up Boss had about 141,000 monthly active users in Q3, up 16% year over year, and Zillow says it's building agentic AI into it. Agents with a Zillow Pro membership see "on average 15% greater transaction volume than similar agents without Zillow Pro," per Zillow. Showcase now runs on 5.4% of new U.S. listings, and Zillow says agents who use it on most of their listings win 35% more listings than peers who don't. They're all Zillow's own figures, and none of them is an independent audit. Taken together, they describe a company that wants Preferred agents running their pipeline, listings and lending through one stack. Our post on Zillow Pro's 2027 contract terms covers what that stack commits you to once the free period for Preferred agents ends.

What's Coming Next: The Next 12 to 18 Months

Three dates matter. By December 31, 2026, Zillow expects more than 75% of connections to go to Preferred. In the first half of 2027, it expects 100%. And Zillow says the revenue shift from Residential to Mortgages continues through the first half of 2027 before moderating in the second half. The near-term hit is seasonal. Zillow notes that its connection volumes have historically fallen 20% to 25% from Q3 to Q4 before rising again in Q1, and that Preferred revenue tracks that seasonality more closely than the old ad model did. For Q4 2026, Zillow guided total revenue to $635 million to $665 million, with Residential revenue expected to drop roughly 9% to 15% year over year. Expect your own Zillow volume to dip this quarter whichever model you're on. Don't read a quiet December as proof your Preferred status is slipping, and don't lock a 2027 budget from Q4 numbers alone.

What to Do About It Before January

Your move depends on which side of the switch you're on. Work through these in order:

  1. Ask your Zillow rep, in writing, what happens to your current market-based contract and zip codes when connections reach 100% Preferred.
  2. If you're offered Preferred, get the fee percentage for each zip code and price band you work, plus the window during which a closing still owes Zillow a fee.
  3. Run your last 12 months of Zillow closings through that fee to see what you'd have paid, then compare it with what you actually spent on ads.
  4. Budget for a Q4 dip of 20% to 25% in connections, based on Zillow's own history, before judging results.
  5. Put at least one lead source you own on the calendar for Q1, so Zillow's terms aren't your only lever.

Step 3 is where most agents find their answer. If your Zillow closings were few and your ad spend was high, there's a good chance a pay-at-close fee costs you less. If you closed a lot of Zillow business, a percentage of every commission can cost far more than a flat ad budget ever did, and you can't cap it. The Close lists the performance expectations Preferred agents face: responsiveness, conversion, Follow Up Boss usage, status updates, closing document submission and payment compliance. Watch for: Zillow's letter says Zillow Home Loans revenue is recognized six to twelve months after a connection is delivered. Expect more Zillow Home Loans pitches, and decide your lender referral policy before a rep raises it.
