ShowingTime vs Supra One: 4.9 Stars vs 1.2. What Agents Can Fix

Real estate showing apps are the one part of your tech stack you mostly don't get to pick. Your MLS or board picks the scheduling app and the lockbox, and you live with the result on every showing. On November 3, 2026, we checked the US App Store ratings for the showing and lockbox apps most agents get handed: ShowingTime (both of its apps), Supra One, Supra eKEY, SentriKey and Aligned Showings, plus Showami, the on-demand showing app you can choose yourself. The spread is wide. ShowingTime Next Generation rates 4.9 from about 11,000 ratings. Supra One, the app BrokerBay became this year, rates 1.2 from 101. Four of the six MLS-issued apps rate 2.4 or lower. Below are the four myths that keep agents stuck with the worst version of their showing stack, and the parts you can actually fix this week.

TL;DR: Your MLS chooses most of your showing apps, and four of six we checked rate 2.4 stars or lower. ShowingTime Next Generation is the exception at 4.9. You can still switch to the right app version, set up offline lockbox access and pay for showing coverage when your calendar is full.

Which Real Estate Showing App Is Rated Best in 2026?

ShowingTime Next Generation, by a wide margin. On November 3, 2026, it held 4.9 stars from about 11,000 App Store ratings. The legacy ShowingTime app rated 2.4, Supra One 1.2, Supra eKEY 2.3, Aligned Showings 2.3 and SentriKey 3.1. Showami, an optional on-demand showing service, rated 4.2.

Read the table by the third column first. Every app except Showami is chosen for you by an MLS, a board or a brokerage, which is why most showing-app "reviews" online are useless to a working agent: you can't switch to the winner if your market doesn't run it. What you can control is narrower and more useful. You can make sure you're on the right app when a vendor runs two, you can make sure your lockbox works when your phone has no signal, and you can decide when a showing is worth paying someone else to cover. Each myth below maps to one of those choices. All ratings come from each app's US App Store listing, linked in the sources, and they cover iPhone only.

Myth 1: "ShowingTime Is a Badly Rated App"

ShowingTime is two apps, and they sit at opposite ends of the chart. The original ShowingTime app is still listed with 2.4 stars from 862 ratings, and one recent review calls it "beyond terrible for at least the last 5 years." The ShowingTime Next Generation app, from the same developer, rates 4.9 from about 11,000 ratings and shipped an update in late October. The old listing doesn't say it's retired, but developer replies under its reviews point users to the "next gen app" and the "new version with the white app icon." If you or anyone on your team still opens the blue icon, that's the cheapest fix in this whole post. Delete it, install Next Generation, and log in with the same account. It also adds Smart Route, which plans the order of a buyer tour for you.

Robin Take: Check every phone on your team for the old blue ShowingTime icon at your next meeting. It takes two minutes and moves your agents from a 2.4-star app to a 4.9-star one.

Myth 2: "BrokerBay Is Still BrokerBay"

If your market used BrokerBay, you now work in Supra One, and the rename changed more than the logo. MetroTex told its members on March 5, 2026 that "BrokerBay is now one with Supra," that the app would update to Supra One automatically, and that BrokerBay logins still work. The Supra One listing confirms it: "BrokerBay is now Supra One," now bundled with Supra lockbox access, showing management and offer comparison. Its rating is 1.2 from 101 ratings, the lowest of any app we checked. Reviewers describe showing instructions disappearing at a confirmed showing and repeated forced log-outs. You can't swap it out if your board runs it, so plan around it: screenshot the showing instructions when you confirm, and keep your login saved in a password manager so a log-out at the door costs you seconds, not minutes.

There's a second Supra trap. The older Supra eKEY app, at 2.3 stars from 969 ratings, still exists for markets that haven't moved over. Its own listing says to "use this app if your Association/MLS has not yet upgraded to Supra One," and Supra One's listing says it isn't for use with the legacy SupraWEB and SupraNET system. Agents who work across two boards can need both apps, and opening the wrong one at the lockbox looks like a broken key. Ask each board you belong to which Supra system it runs, label the two apps clearly on your home screen, and test both on a lockbox at your office before a buyer is standing next to you on a porch.

Myth 3: "The Lockbox App Needs a Signal"

It depends on the lockbox, and it's worth knowing before you end up in a rural dead zone. The SentriKey Real Estate listing says you can "open Bluetooth® lockboxes with SentriKey™ app via Bluetooth® even when Internet service is unavailable," and it lists one-day access codes and an Apple Watch app. At 3.1 stars from 420 ratings, it's the best-rated of the MLS-issued lockbox apps we checked, and most complaints in its reviews are about payments and account updates, not opening boxes. Supra One lists Bluetooth LE support too. The practical step is the same either way: before a showing where you expect bad coverage, open the app once while you still have signal, then try the box with your phone in airplane mode on a listing of your own first. Finding out your access fails offline during a showing costs you the appointment and some credibility with the buyer.

Myth 4: "You Have to Cover Every Showing Yourself"

You don't, and this is the one showing app you get to pick. Showami connects you with licensed agents who cover showings, open houses and other property tasks for a fee, and it rates 4.2 from 141 ratings. Its listing claims a 97% pickup rate and an average pickup time under three minutes, which are the company's own figures. The Showami pricing page lets the requesting agent set the rate, from $45 to $400 per showing. Its worked example: a $50 showing plus a $10 tip comes to $60, with an $18.30 Showami fee and $41.70 going to the showing agent. So a showing you hand off costs you roughly $60 in that example. Put that next to your own hour. If a cross-town showing for a buyer who isn't pre-approved eats 90 minutes you'd rather spend on a listing appointment, $60 is cheap. Check your brokerage's rules on using outside showing agents first.

The math: $60 total in Showami's example = $18.30 fee + $41.70 to the showing agent. That's the price to compare against an hour of your own calendar.

A 10-Minute Audit of Your Showing Stack

You can fix most of what's fixable in one sitting. Run these steps on your own phone, then ask every agent on your team to do the same:

  1. Search your phone for "ShowingTime." If the old blue app is there, delete it and install ShowingTime Next Generation.
  2. Ask each board you belong to whether it runs Supra One or legacy Supra eKEY, and keep only the app or apps you need.
  3. Save your showing and lockbox logins in a password manager so a forced log-out doesn't stall you at the door.
  4. Test your lockbox app in airplane mode on one of your own listings.
  5. Decide your hand-off rule: which showings you'd pay roughly $60 to cover, and set up a Showami account before you need it.

Showings are only one slice of your phone workload. The app you answer leads in matters more, and it isn't always as good as its desktop version: our Follow Up Boss reviews breakdown found a 4.6 on G2 but a 3.3 on Android, and our check of six CRM apps lays out the rest.
